Pacheco Koch provided civil engineering and land surveying services for this five-story mixed-use development that includes 18,000 square feet of retail at the ground level, two levels of parking garage, and four stories of multi-family housing involving 412 total units.
The scope of services included a boundary and topographic survey, preliminary and final plat, demolition plan, and construction plans for grading and drainage, water and sanitary sewer, paving, and erosion control. Pacheco Koch prepared documents for a land swap and right-of-way abandonment to create more buildable area and accommodate the desired site layout. The retail frontage included angled street parking and streetscape layout. Special attention was given to the grading of this area to provide the desired aesthetics across the retail store fronts.
In coordinating drainage approval with the city, Pacheco Koch was able to analyze the public storm sewer system and show it had capacity, thereby avoiding on-site detention and allowing for maximized land use for the site development. In addition to the fire, domestic and sanitary sewer services, a 400 linear foot public sanitary sewer main (which included a DART Rail crossing) was designed to service the site.
